HOUSING COUNSELING SERVICE
Idaho Housing and Finance Association, in partnership with Idaho Partners for Homebuyer Education Inc. (IPHBE), offers free Housing Counseling to consumers statewide, regardless of income.
Housing Counselors in each IHFA branch office conduct confidential interviews with clients to discuss their housing needs and to help them find resources and access their own personal strengths to meet housing challenges.
Who Qualifies?
- Anyone interested in purchasing a home;
- Anyone who is a renter;
- Anyone homeless or at risk of becoming homeless;
- Anyone having difficulty paying rent or utilities;
- Anyone having trouble making their mortgage payment.
Housing Counselors can assist with:
- Identifying resources and solutions for housing problems;
- Providing information and education about housing resources, rights and responsibilities;
- Discussions with the landlord or lender on the client's behalf;
- Providing financial planning tools, either short- or long-term.
- Reviewing credit reports and credit repair;
- Developing a budget with homeownership in mind;
- Finding homeownership loans and grants appropriate for the individual;
- Applying for housing assistance;
- Prioritizing and budgeting for housing stability;
- Helping identify solutions for maintaining necessary utilities;
- Making referrals to Idaho Legal Aid for landlord/tenant issues.

Reverse Mortgage or Home Equity Conversion Mortgage (HECM)
A Reverse Mortgage or Home Equity Conversion Mortgage is a loan against your home that you do not have to pay back for as long as you live in the home. You must be 62 or older and have substantial equity to qualify for a Reverse Mortgage or HECM.
Senior citizens at risk of losing their home due to financial constraints or any senior with limited income may wish to consider this option. A housing counselor will discuss free of charge the advantages/disadvantages of a Reverse Mortgage, or HECM.
