Home Improvement on a Budget, part II

In our first article we focused on the preparation involved in starting a home improvement project. This included how to evaluate your family's needs, using the right tools, home maintenance versus home improvement and making a budget. Now, it's time to talk about tackling the project itself.

Step 1: Implement
  • Select materials and products for the project, especially those that are needed right away and those that require several weeks' lead time (such as cabinets).
  • Outline a detailed construction schedule, apply for building permits and round up any help you'll need from family or friends.

Step 2: Set up
  • Remove personal belongings from the work area.
  • If appropriate, set up a mini kitchen in another part of the house.
  • Set up a trash bin, portable toilet and/or construction fence.
  • Make room for large supplies, such as rafters or drywall.

Step 3: Demolish
  • Now it's time to tear out everything that won't be needed.
  • Plastic sheeting seals the demolition area from the rest of the house; check it frequently to make it as airtight as possible, or you will have dust and debris everywhere.

Step 4: Rebuild
  • Prepare the foundation; frames the walls, floors, and roof; and install windows.
  • The plumbing is roughed in; electric, phone, and cable lines are run; and conduits for HVAC systems are installed.
  • Insulation between studs and rafters is applied; drywall on walls and ceilings is installed then taped, mudded, sanded, and primed; and underlayment on floors is installed.
  • The house is roofed and sided.
  • The crew finishes wall and ceiling surfaces; installs cabinets, counters, and window trim; and hooks up appliances and light fixtures.
  • The top layer of flooring is installed, and plumbing and electrical systems are finalized.
    Step 5: Follow through
    • Tour the remodeled space, itemizing any details that need to be finished and any mistakes that need to be corrected.
    • Go over instructions for equipment and discuss warranties.
    • Let the new space settle in for a few months. Make sure all systems work properly.

Each home improvement project will have its own set of variables. So remember to modify the steps above for your particular project. Even if you are not doing an extensive remodeling project, the steps outlined above will give you a basic understanding of how your house works. When you understand how your house is built it makes even a small project easier.
